Salsabil Heights Limited plans to construct 162 serviced apartments in Parklands area. The building will include 48 parking bays and other auxiliary facilities in a plot of land measuring approximately 0.1011 acres. Nairobi City development ordinances and zone guidelines allows commercial/residential (High-rise Flats) at a minimum area of 0.05 hectares.
The project will be located along Suswa Road opposite Highridge Chief Office in Parklands area of Nairobi City County.
Details show that the ground floor of the project will consist of five parking bays with others at the basement level. The ground floor will also carry management offices, a laundry room, salon, internal mini market, store, office, swimming pool, restaurant with a kitchen, a store and changing rooms.
The building’s roof level will be fitted with solar panels in most of the area, including a laundry area having 23 wash basins. The developer intends to implement an efficient energy management system through good orientation, solar shading, natural ventilation and natural lighting.

According to a 2017 World Bank report on Kenya, there is an estimated accumulated housing deficit of over 2 million units, while nearly 61% of urban households live in slums.
Current demand especially for affordable has completely outstripped supply prompting the government to initiate housing projects. The developer plans to include 18 studio apartments having a kitchen and washrooms in the building. These may fall within the range of affordability for lower-income earners.
Parklands is at the centre of a development rush due to its proximity to the CBD as well as stable market fundamentals. In fact one of the government’s flagship affordable housing projects is located in the area.
One of the city’s oldest neighborhoods, Parklands is currently undergoing urban transformation with the previous single dwelling units being replaced by mixed development including apartments, commercials and institutions.

The proposed project is estimated to cost KSh. 300 million and will take about two years from start to completion.
