Tatu City Expansion, Mchana Estate to take 885.2 hectares

Tatu City Development plans to expand its coverage with a new master plan for expansion for Tatu City Phase 2 (Machana Estate). Phase 1 of Tatu City covers an area of about 965.66 Hectares (2385 acres) whereas Phase 2 of Tatu City Extension (Mchana Estate) will take up another 885.22 hectares (2,186.49 acres). In total, Tatu city phase 1 and 2 development will cover an area of approximately 1850.77 hectares (4,571 acres), making it one of the largest planned urban developments on the continent and the largest portfolio for Africa’s biggest urban developer, Rendeavour. A strategic environmental assessment submitted to regulatory authorities states that the expansion is as a result of the increased demand for land uses in Tatu City. The proposed Tatu City Extension (Mchana Estate) Master Plan includes housing development of low, medium and high-density units targeting both middle and high-income earners, industrial development that includes light and heavy industries, commercial and mixed-use developments, educational and recreational uses. Residential and industrial development will take up to 538.8 hectares of the allocated 888.22 hectares in the new development followed by natural green spaces taking up 168.58 ha of the land. The Tatu City Extension (Mchana Estate) is estimated to have a final population of 75,000 people and an additional 25,000 daily visitors with construction split into various phases while Tatu City Phase 1 is expected to carry a planned total resident population of 150,000 residents and thousands of day visitors. Success of the Tatu City Phase 1, located to the south of Mchana Estate has contributed greatly to establishment of Phase 2 -Tatu City Extension (Mchana Estate). The proposed Tatu City Extension Master Plan is anticipated to integrate into the existing mater plans which include the Gulmarg- Sasini Master Plan, Kenyatta University Master Plan, Kiambu County Integrated Development Plan 2010-2022, Nairobi Integrated Urban Development Master Plan (NIUPLAN)- 2014-2030, Nairobi Metro 2030 (GoK, 2008), Ruiru Local Physical Development Plan 2005– 2020, The Northlands Master Plan and The Two Rivers Development.
