Kenya Urban Roads Authority (KURA) yesterday announced it is ready to begin construction of the traffic management centre planned for Nairobi. The <a href="https://kura.go.ke/" style="color: #ff6600;">Authority</a> said it has completed the acquisition of a 10-hectare piece of land for the project, located at the junction where the Nairobi&ndash;Mombasa highway meets Airport North Road near City Cabanas.

&ldquo;On Monday, our engineers confirmed having finished the designs and the land is ready. We shall proceed with construction after funds have been made available,&rdquo; KURA chief corporate communications officer John Cheboi&nbsp;told the Star.

In November 2020, President Uhuru Kenyatta announced that the Nairobi Metropolitan Services (NMS) and KURA were planning a new traffic management system to modernize traffic management in Nairobi.

He revealed that the new system will utilize cameras, sensors and anonymized data to manage traffic by providing synchronized signals at 100 new junctions within the city. The KURA official said the new facility will be a three-in-one integrated building with several floors housing different stakeholders involved in traffic management in the city.

&ldquo;The centre will be a three-in-one where the Bus Rapid Transport (BRT), commuter rail and traffic will be controlled from. Engineers, traffic police, people who control traffic lights, cameras, road management will be housed at the centre,&rdquo; Cheboi explained.

NMS which is spearheading the project will oversee the new system, with the planned installation of additional traffic lights and signalization of 25 more intersections National Treasury CS Ukur Yatani last August announced that it had secured a loan from the South Korea Export-Import Bank worth KSh. 6.6 billion to finance BRT Line 5 (Nyati) that passes along Outer Ring Road.

Funds for the new traffic management system will be drawn from the loan.

Moroccan authorities have declared 59 cities slum free according to housing minister Nezha Bouchareb. As part of slum elimination efforts, the country has been encouraging developers to invest in low-cost housing by offering them tax cuts in addition to giving poor households loan guarantees to buy the houses.

According to <a style="color: #ff6600;" href="http://northafricapost.com/36011-morocco-uses-satellite-technology-to-curb-slums.html">North Africa Post</a>, Morroco has been using satellite technology to monitor and restrain the expansion of some remaining shanty towns. Satellite imagery have been used to identify and map slum areas for more than 15 years in the North African country.

The housing minister told MPs that 278,000 household or more than 1.3 million people have been upgraded from shanty dwellings to proper housing under a programme initiated to remove improper housing in 85 cities.

In 2004, the Morrocan government launched the Villes Sans Bidonvilles-VSBP (Cities Without Slums Program) as part of a larger government strategy to enhance affordable housing supply. The programme has turned out to be one of the most successful social housing improvements on the continent by reducing the presence of slums by more than half.

The milestone achievement in Morocco is evidence of what is possible in the push to solve Africa's affordable housing problems.

Avani Hotels &amp; Resorts has announced its plan to expand its footprint into East Africa with the signing of the first Avani property in Kenya. Kenya developer Fedha Group is currently developing the Avani Nairobi Suites.

The 15-storey property is scheduled for opening before the close of the year. The opening will strengthen the Avani brand's presence in Africa, alongside its existing properties in Botswana, Namibia, Zambia, Mozambique and Lesotho.

Avani’s all-suite property will be located in the heart of Westlands, a prime business and leisure district of Nairobi and a MICE hotspot in the city boasting the largest cluster of branded hotels in the country including Villa Rosa Kempinski and Best Western while Accor and others have plans to set up shop.

Avani Nairobi Suites will offer 120 keys, comprising of 90 one-bedroom, 20 two-bedroom and 10 three-bedroom serviced apartments. The facility was designed by Beglin Woods architects.

The property will offer international dining for long and short stays, a rooftop bar, a contemporary gym and swimming pool facilities.

The announcement comes a few weeks after South African hotel group Southern Sun Mayfair, closed its doors exiting the Kenyan market. Competition in the East African hub’s hospitality sector has intensified in recent years forcing hotel operators to be efficient.

Avani Nairobi Suites set to debut before year end

Real estate firm Costa Homes in collaboration with the National Bank of Kenya (NBK), has launched a new savings account that will shield buyers funds from developers in off-plan transactions.

In the new arrangement, buyers&rsquo; funds will be held in the account until their completed units are delivered before developers can access the money.

&ldquo;We are giving assurances to Kenyans and even our diaspora community that you can buy houses off-plan with your monies securely held until the developer delivers your housing unit,&rdquo; <a href="https://www.nationalbank.co.ke/">NBK</a> managing director Paul Russo said.

He said the savings plan seeks to protect home buyers from developers who rely on pre-sale funds to complete development projects where some have failed to deliver the units as agreed, resulting in losses to home buyers.

According to Russo, the product will help restore confidence in off-plan arrangements as it will weed out fraudulent developers. The plan also gives off-plan buyers access to mortgages, accelerating their homeownership.

&ldquo;Once you occupy a house that belongs to you means it will be much easier to service the mortgage using money previously spent on paying rent,&rdquo; he said. Last week, the Kenya Mortgage Refinancing Company (KMRC) said it plans to use the rent to own plan to make it easier for buyers to pay off their mortgages.

Costa Homes has partnered with financial services firm Octagon Africa, who has a client base of 90,000 for the housing projects it is undertaking across the country.

Morocco declares 59 cities free of slums

Mombasa remains the county with the second highest land prices in the country, after Nairobi, averaging Ksh. 49.8 after at the end of 2017. The coastal county last year saw an increase in land prices of 9.87 per cent, raising the average price per acre to Ksh. 49.8m compared to Ksh. 32.4m recorded at the end of 2012.

On average, land prices in the county have increased just 53.55% since 2012 according to Hass Consult’s county land price index. The performance was not very impressive when compared to the top performers like Kiambu County where land prices increased 98.73% over the same period.

The index analysed the performance of 10 counties across the country.

Growth in land prices in the county, has been attributed to an increase in economic activity in the tourism and commercial sectors and infrastructural development in the coastal city of Mombasa. Over the past five years, the county has recorded an average yearly increase in land prices of 8.96 percent, representing the third lowest average rate of growth across the ten counties surveyed over the same period.

Analysis over the five-year period revealed that the county had experienced a stagnation in land prices in the two years prior to 2015 due to frequent terrorist attacks after which land markets took off steadily following security actions taken by the government.

Major infrastructural developments such as the Standard Gauge Railway, the Mombasa-Miritini road, expansion of the Airport and Port Reitz roads, have made land in the county more attractive to investors.

Generally, the land markets have been driven by infrastructural projects although increasing interest in high-density development has also pushed land prices up in certain locations. Shanzu and Nyali areas have remained the hottest areas in Mombasa’s property markets with land prices per acre in being the highest Nyali at Ksh. 95.7m, up from Ksh. 66.5m in 2012.

Investors have now shifted their attention to promising new locations like Utange which registered the highest price increase in the county, of 13.12 percent in 2017 alone. A number of investors have identified Utange for potential projects, including an international school and a 100 acre mixed use development.

An acre of land in the area cost for Ksh. 20m as of the fourth quarter of 2017 according to the report. The Bamburi area has also seen significant improvement, recording an increase of 12.91 per cent in the previous year.

With election-caused market volatility now behind, the county’s property market is expected to rebound and higher prices are likely by the end of the year.

Nairobi’s prime residential market is anticipated to recover within the first half of 2018 as the wave of political uncertainty dissipates, ending a period of price correction experienced in 2016 and 2017, according to a Knight Frank Kenya report.

The inaugural Inside View Kenya report shows that prime residential prices increased by 0.9% in the nine months to September 2017 compared to a percentage point decline in a similar period in 2016. A 2.8% decline in prime residential rents was recorded in the first six months of 2017, which was lower than the 3.2% decrease in a comparable period in 2016.

“An oversupply of prime properties for rent is behind the weaker prime rental growth, which has given tenants more leverage to negotiate with landlords. In a market dominated by expatriate tenants, corporate budget cuts by multi-national firms have further influenced the performance of the high-end residential segment,” the report states.

Despite the sluggish performance of prime residential rents in the year, it is projected that the market segment may be reaching its cyclical trough and is about to turn around. Transactional activity in sales is expected to pick up in 2018, the Inside View Kenya 2018 report notes, with Nairobi and Mombasa seen attracting interest from local and international buyers.

Ben Woodhams, Managing Director at Knight Frank Kenya, said: “Kenya has a long-standing reputation as a destination for holiday home ownership, and with the political turbulence behind us, we are forecasting an increase in such investments in line with a strong economic recovery in 2018.”

Among factors making Kenya an ideal investment destination include a projected 5.8% GDP growth rate in 2018, rapid urbanisation at 4.3% per annum versus a global average of 2.0%, an expanding middle class, and positive demographics such as high population growth at 2.6% annually against Sub-Saharan Africa’s average of 2.3%.

The report notes that currency movements over the two years to November 2017 made it cheaper for foreign buyers, as purchasers acquiring prime residential properties priced at Sh100 million would have saved up to 8.2% through euro-denominated transactions, while dollar-denominated purchases were 1.4% cheaper. Nairobi’s prime residential market poised for 2018 growth

South African construction company Concor has won a Civil Engineering award for the Construction World&rsquo;s Best Projects 2020 with its Roggeveld Wind Farm. The 47-turbine, 147MW project has been developed by Red Rocket under a government initiative and constructed by EPC contractor Nordex Energy South Africa.

Concor successfully completed the civil balance of plant work, including turbine bases spread over a construction footprint of 40 hectares. Accessing the sites for the wind turbine bases and hardstands was over difficult terrain, and required the construction of 34 km of access roadway.

The project consumed about 2000 tonnes of steel reinforcing Concor Project Manager Greg Oosthuizen said that the project&rsquo;s challenges included the area&rsquo;s uneven topography, with the highest point at 1,485 metres above sea level and the site offices a full 200 metres lower and that the project&rsquo;s location is environmentally requiring strict compliance standards in all construction activities.

&ldquo;We operated ten ready-mix trucks on the project, and carefully managed efficiencies at the batch plant to reduce the turnaround time of these vehicles,&rdquo; he said, referring to the logistical challenges presented by the batch mixing plant.

He said there was little room for error in base construction, especially regarding the tolerances for the levelling template. With hub heights of 100 metres and rotor diameters of 130 metres, the wind farm is set to become one of the most energy-efficient wind farms in South Africa.
