Property firm, Ashvale, plans to develop student accommodation next to the University of Nairobi, Chiromo Campus at the junction of science crescent road and Riverside drive, off Waiyaki way in Chiromo, Nairobi County. 

Ashvale Properties LLP embarked on the provision of student accommodation with the Qwetu product. The proposed development is set on 0.5 acres of land bordering the University of Nairobi Chiromo Campus close to Riverside Drive road. 

The developer plans to develop the property into Qwetu residential accommodation and convenience retail on the ground floor that will serve the residents within the property and the adjacent neighbourhood. 

The project consists of the construction of a residential block, 16 floors high with 574 units to accommodate 837 students. 

The Qwetu hostel will offer premium, single, twin and cluster type of rooms and the development will be served with amenities such as a gym, study rooms, lounge, backup generator, treated borehole water, lifts, high speed, CCTV, biometric and card access and retail spaces. 

Nairobi CBD which hosts a majority of learning institutions has witnessed a tremendous increase in student population. 

Approximately 32,765 students are enrolled at various institutions within the CBD according to regulatory filings for the project. 

The majority of the students operating around the CBD reside in Ngara Hostels while others commute from home. 

The proposed project will provide institutional accommodation for the universities and colleges in the area and will remedy both the accommodation shortage and security concerns.&nbsp;

Indian firm White Lotus Group has been ordered by the high court to pay KES 197 million to a supplier in the stalled city sky scrapper project, Pinnacle Towers.

High Court judge Alfred Mabeya late last month ordered the firm to pay Peri Formwork Scaffolding the sum of KES 187 Million owed to the supplier. The judge also ordered the <a href="http://www.whitelotusgroup.com/" style="color: #ff6600;">firm</a> to pay the supplier an additional KES 10 Million in damages with interest on general damages accruing from the date of the ruling.

&quot;An award of general damages is a remedy for the loss incurred by the injured party due to the breach of contract. The plaintiff demonstrated that it suffered losses due to the depreciation, tampering with, removal, and dealing with the supplied material as they lay in waste in the defendant&#39;s possession,&rdquo; the ruling states.

The court found the construction firm liable for breach of contract noting that the company did not challenge the claims brought to the court by Peri Formwork.

&quot;Since the plaintiff&rsquo;s evidence was unchallenged, I hold that the plaintiff was able to prove, on a balance of probability the existence of the said contract; its performance and the breach thereof,&quot; he said.

The KES 20 billion Pinnacle project which was launched by President Uhuru in 2017 with a three-year completion timeline stalled shortly after construction work started following some disputes causing delays that are said to have scared away investors.

In October 2020, a notice by the National Construction Authority prompted the project&#39;s developers to issue a statement saying the project is not dead. The developers said they were working on securing finance and redesign of the 300-metre tall tower project.

The apartments accounted for approximately 43 per cent of transaction activity in the third quarter of 2020 according to the latest KBA house price index.

Maisonettes and bungalows accounted for 21 per cent and 33 per cent respectively, while townhouses accounted for 2 per cent of the concluded sales in the third quarter. 

However, the overall demand for apartments shrank by 63 per cent, while demand for bungalows and maisonettes expanded by 9 per cent and 72 per cent, respectively. Region Two which consists of Thindigua (Kiambu Road), Kiambu, South B, South C, Kabete, Komarock, Imara Daima, Membley, Buruburu, Rongai, Waiyaki Way (Uthiru, Regen, Kinoo, Kikuyu), Mbagathi road, Ngong Road, Langata, accounted for the most housing activity during the period at 53 percent. 

Transactions are still happening in low volumes reinforcing the earlier observations of buyers&rsquo; search for affordability. 

The KBA-HPI index based on the moving base, stood at 117.11 in quarter three compared to 117.20 in the prior period, indicating a slowing down of the drop which began in the fourth quarter of 2018 when the index stood at 127.0, its highest since its inception in 2013. 

KBA said that house price growth is flattening off, a sign that the market is now characterized by stability albeit still in the negative territory. Housing price fundamentals, just like prices of non-house goods, substantially depend on the state of the economy.

Demand for apartments down 63 percent as buyers opt for maisonnettes

Setting up new offices has been the most popular choice for international real estate companies looking to expand across the continent.

A survey of property companies operating on the continent from 1960 to 2010 found that 59 percent of all the companies chose new office establishment as the preferred strategy for pan-African expansion.

Despite the challenges of establishing a new office from scratch, this as the most sought after and the most successful entry strategy by most multinationals looking to build a presence on the continent (91 percent success rate).

The past decade, however, saw a reduction in this strategy to 32 percent as market players sought to diversify their strategies through introduction of franchise agreements, acquisitions and partnership/affiliate agreements.

According to the survey by estate intel, the acquisition and office establishment strategy proved to be the most successful as it enabled service providers the capacity to gain quick access to local knowledge and keep firsthand contact with clients.

Partnerships were less successful due to difficulties in obtaining alignment, leading to frequent churn.

Although not the most used strategy, franchise agreements were also very successful on the continent in cases where they were used, recording a success rate of 100 percent.

Without the right local market knowledge, understanding of nuances, typical rates and more– it is almost impossible to offer real estate clients good quality service. Though improving, little or no access to information is the norm.

Multinationals in the real estate sector have been eyeing the African market since the 1960s. The survey revealed that up to 22 offices have been opened in 12 African countries since 1960 with Knight Frank accounting for well over a third.

I have seen many floors tiled, you have too. Some done to a subtle artistic finishing that tells the well-intended story, others to average workmanship while others yet to awful boredom. Assuming the same craftsman did the work in all the above cases, I often wonder what would cause the discrepancy in the final output.

And who takes the blame for a lousy looking floor; the craftsman, the interior designer or the client? You get to choose. The concern here, however, is how to do floor tiles properly. Opinions may vary but we have compiled a few guidelines here to escort your efforts appropriately. After all, you ought to get what you pay for.

When it comes to achieving the ultimate floor design for your home or workplace, the question is how do you make the pieces conspire to your visual desires? It can be hard to do and confusing considering the numerous combinations available especially where several colours are involved.

The company in fact intends to print 100 houses in El Salvador next year for $600,000 according to SingularityHub…over to Africa.

The number of people living in Sub-Saharan Africa is expected to reach 56% by 2050. The continent has been urbanizing at a rapid rate while population growth has been equally robust. A recent study by JLL revealed that most countries in the region have a more than 60% of their households earning below $10,000 per year. Such low-income levels together with high interest rates in most of the countries have constrained the ability of low-income groups to get mortgages.

Housing affordability has long been a problem for many countries in the continent. However, technological advances may make it easier to solve the affordable housing challenge in the not so far future. According to JLL, the following are some of the technologies that are coming up to help dissolve the affordability issues. These are technologies that have emerged to address the cost of construction since this accounts for 75% of the cost of delivery.

Prefabricated modular units

Some Kenyan companies have come up with innovative ways of producing prefabricated housing units. Standard parts of a housing unit are constructed on site and then transported to the construction site where they are assembled. Prefabricated houses have found favour with price because the construction medium incorporates cheaper and innovative materials like fibre cement, galvanized steel, expanded polystyrene panels and other less costly mixtures. The manufacturer estimates that this method can reduce costs by up to 30%.

‘Cast in situ’ housing 

Developed and patented by a South African company, the system can reduce the cost of construction by up to 35% depending on market conditions. The technology produces housing units cast in situ using plastic moulded form-work and a special mix of aerated concrete. The formwork for one unit can be used to produce up to 50 houses hence the reduction in costs.

Load bearing steel frame units

This technique combines the use of a load-bearing steel building frame with stone or insulated fibre cement walls. When put in place the structure allows for building services such as plumbing and electrical systems, fittings and finishes to be installed separately, maintaining flexibility, and allowing for changes to different structural components over time. Apart from reducing the cost and tome required for construction, the roofing system used by the technique has been found to promote good ventilation and self-cooling of the housing units

In addition to cost reduction and time efficiency, these techniques are for the most part more environmentally friendly in comparison to conventional methods. However, like any other innovations before them, they are faced by a number of barriers to scale. These include, high initial costs, resistance to change and inadequate financing for the lower-income groups.
